This document sets out how we will deal with you in the provision of services for commercial lending. Straker Financial Services is authorised and regulated by the Financial Conduct Authority (FCA) for making introductions to credit lenders. We will ensure when dealing with you, we act in your best interests and apply the regulatory standards for the introduction of this type of business by our Regulator (FCA).
When acting in your best interests, we will source loans from the market that are suitable to the requirements you disclose to us. When the preferred option has been agreed, we will provide you with information about the loan and the provider to ensure you understand your responsibilities and commitments before proceeding. This will include disclosure of the key contract terms, the risks, and all charges payable by you. We will not proceed until you have read and understood all the contractual documents.
Our aim is to provide you with a professional and confidential service that delivers the highest possible standards. However, there may be occasions where you feel this has not been achieved. Should you wish to make a complaint about any aspect of the service we provide to you, you can do this by writing to Straker Financial Services Ltd, Melville Building, Royal William Yard, Plymouth, PL1 3RP or by telephoning us on 01752 910690, where we will try to resolve your concern as quickly as possible.
OUR CHARGES
We will charge you a fee for the service we provide to you:
Application Fee: A non-refundable fee of £295, payable at the application stage.
Broker Fee: A fee of 0.75% of the loan amount agreed, payable once a formal mortgage offer is produced.
During our discussions, we will confirm with you how the broker fee will be collected, as you have the option to pay this directly or in some cases, the fee can be added to the loan amount.
Please note our fee will still be charged should the lender reject your application due to you not disclosing any material information about your personal situation. It should also be noted we do not provide a refund should you decide not to proceed with the loan after we have made a recommendation to you.
EXPRESS CONSENT
I confirm verbal consent was originally given for you to telephone me in relation to my mortgage arrangements. Please now accept this form as my absolute written authority for you to continue with the appointment and thereby discuss my mortgage arrangements.
I also give authority for Straker Financial Services Ltd to contact me in the future to conduct a review of our arrangements. This consent is valid for up to 5 years.
